Maharashtra Real Estate Regulatory Authority raps MHADA over lapses

In a letter to MHADA's chief engineer, according to sources, the regulator said the state-owned developer didn't seek clearance for extension in 10 projects despite overshooting the time frame.

Maharashtra's real estate regulator has pulled up MHADA citing serious lapses in several projects. In a stinging rebuke, the regulator went on to say that officials from the state housing body aren't even checking their emails.

The Maharashtra Housing Area Development Authority (MHADA) has registered 34 projects with the Maharashtra Real Estate Regulatory Authority, but had apparently failed to comply with many guidelines set by the MahaRERA.

In a letter to MHADA's chief engineer, according to sources, the regulator said the state-owned developer didn't seek clearance for extension in 10 projects despite overshooting the time frame. "This is a serious lapse and needs to be attended to immediately as these projects have lost validity," it said.

As per rules, all ongoing projects must be registered with MahaRERA and developers are required to update the regulator about the progress in work. In case a project cannot be completed in a given time frame, the developer must seek MahaRERA's clearance for an extension. The entire process has been made online to ensure transparency.

The regulator was particularly miffed that MHADA officials didn't reply to its letters. "No response is received for emails sent to your office on the email id given on the project details, probably officers are not opening them," said the letter by MahaRERA's technical head. It said MHADA officials perhaps weren't opening emails.

The other point raised by MahaRERA was that MHADA didn't update the names and contact details of officials responsible for interacting with outsiders over the projects.

MHADA Chief Engineer Sanjay Lad said they have acted on the letter, which sources said was received on November 30, and asked officials to update the required data on MahaRERA's website. Another senior official from the housing body said, "The whole process is new for many officials and we are upgrading it too."

DR Hadadare, the technical head of MahaRERA, confirmed that they had raised the issues with the housing body. "Letters are sent when there isn't a compliance by a developer. We had sent a letter to MHADA too. However, they have now complied with most of the issues raised."
