Mayor of London Boris Johnson has approved plans for phase two of the Masterplan for Lord’s, the Southwestern Project.

Westminster Council gave outline planning permission for the project last month, and the Mayor has now added his seal of approval for the redevelopment works, which includes new Tavern and Allen Stands.

The Southwestern Project will be the second phase of the Masterplan for redeveloping Lord’s. Work on phase one – the rebuilding of the Warner Stand – began in September this year.

Johnson, who is a cricket fan and has attended matches at Lord’s in the past, said: “From WG Grace and Don Bradman through to Sir Ian Botham, Sachin Tendulkar, Shane Warne and our own Alastair Cook, the world’s best cricketers have graced this most historic and picturesque of cricket grounds.

“The history of Lord’s as the home of cricket must be retained and safeguarded and critical to that is ensuring it remains competitive in terms of staging international matches.

“The new stands will combine the very best design and architecture with simply stunning views of wickets tumbling and the sound of bat on ball in our capital.”

Populous wins planning for £80m second phase of Lord’s overhaul

MCC has been granted planning permission by Westminster City Council to redevelop the south-western corner of Lord’s.

The South-Western Project, which also includes a new Thomas Lord building and a new Tavern Pub, is phase two of the Masterplan for Lord’s.

The earliest that work will begin on the project in its current form will be autumn 2019, due to the need for Lord’s to be free of building works that summer for the ICC Cricket World Cup.

The key components of the scheme are:

A new Tavern & Allen Stand – a single structure to replace the existing two. The design incorporates 5,200 seats, an increase of 1,082 seats compared to the existing stand.
A new Thomas Lord Building with a street-facing reception, a banqueting suite, and offices for MCC staff.
A new Tavern pub, opening into the Harris Garden as well as onto the street.
Enhancement of the area around the Grace Gates to establish a more welcoming, pedestrian-friendly public realm.
A new Harris Garden Building with a bar facing out onto the Garden and additional dressing rooms both for squash and tennis players, and to better accommodate double header matches.

Reorganisation of the Pavilion to enlarge the dressing rooms, and convert a current office, physio room and women’s toilets on the corridor between the two dressing rooms into space for team management and a players’ gym.
An enlarged and deepened basement which will enable vehicles to make deliveries directly to catering facilities etc. underground, removing the need to use the Grace Gate entrance.
Work on phase one of the Masterplan for Lord’s, the redevelopment of the Warner Stand, began in September this year with the new stand to be completed by the 2017 season.

The stand will however be in use during the 2016 season, to allow Lord’s to operate at full seating capacity during major matches.

CHALLENGE. Marylebone Cricket Club (known as MCC) is the world’s most active cricket club and Lord’s is the game’s most cherished ground. Now more than 200 years old, the famous ground has grown up with a collection of buildings surrounding the playing area, more akin to a campus than a stadium. Populous were appointed to create a masterplan that will allow the club to redevelop parts of the Ground as part of a phased plan, realising the potential of the central London site, whilst retaining the unique ambience and character of this special place.

INNOVATION. The Masterplan, unveiled in 2013, lays down key priorities and principles for the development of the Ground including:

• providing the very best facilities for players and officials,
• retaining and enhancing the best historic features, while creating more appropriate settings for the listed buildings and structures,
• increasing the seating capacity to 32,000; redeveloping five stands, each with individual architectural identities,
• retaining the size of the playing areas, both the main ground and Nursery ground,
• applying best practice of inclusive design and accessibility transforming the perimeter of the estate introducing more visual permeability,
• improving the gardens, landscape and public realm,
• consolidating MCC administrative offices,
• embedding economic and environmental sustainability throughout,
• improving the visitor experience.

The Ground exists in a sophisticated planning environment, within a conversation area, in a central London borough with both the listed Pavilion and Grace Gates on site. Naturally a project of this complexity has gone through several rounds of intense consultation with numerous stakeholders, to arrive at a deliverable and supportable masterplan.

IMPACT. The first project, the redevelopment of the Warner Stand, is currently under construction with completion due in time for the 2017 season. The second project, the Southwestern Project which includes the redevelopment of the Tavern & Allen Stands, two other buildings and the partial refurbishment of the Pavilion, has been submitted for planning consent.

The process to transform the Ground is already underway, with stated aims to secure the position of Lord’s as the finest ground in the world.

Populous have also designed the new Lord’s Warner Stand and the Southwestern Project.

MCC announces plans for redevelopment in south-western corner of Lord’s

Marylebone Cricket Club (MCC) today announces plans for the second phase of the Masterplan for the redevelopment of Lord’s – the South-Western Project.

Friday 17th April 2015 – The project, which is the biggest planned phase of the Masterplan for Lord’s, includes: a replacement for the Tavern and Allen Stands, a new Thomas Lord Building, a new Tavern pub, and internal reorganisation of the Pavilion to provide more room for cricket teams and staff. It will also open up the area around the Grace Gates on St John’s Wood Road to establish a more pedestrian-friendly entrance to the Ground.

Additional aspects of the project include: a new Harris Garden Building with a bar opening out on to the Garden, and additional dressing rooms both for tennis and squash players. There will also be an enlarged and deepened basement which will enable vehicles to make deliveries directly to catering facilities underground, thus reducing the need to use the Grace Gate entrance.

The Club has decided to redevelop this area of the Ground for a number of reasons. First, the Tavern and Allen Stands have poor accessibility, no passenger lifts and limited catering facilities, so are no longer fit for purpose.

Secondly, the area offers valuable scope to increase capacity for MCC Members and their friends. The new stand – which is a single structure replacing two – will have just over 1,400 more seats to better satisfy demand from MCC Members. In total, the capacity of the new stand will be 5,520.

Thirdly, the project will restore the ceremonial nature of the Grace Gates by re-directing delivery traffic underground below the Thomas Lord Building, thus making the entrance to Lord’s more public-friendly. The new, larger basement beneath the building will allow more efficient waste management and back-of-house operations and will improve circulation.

Finally, the Thomas Lord Building will house new staff offices and a new reception, which will improve both MCC’s operational efficiency and security.

The plans have been designed by Populous, the architects of the new Warner Stand at Lord’s as well as outstanding venues such as the London Olympic Stadium and the Emirates Stadium.

The project is set to increase the capacity of Lord’s to almost 30,000 and its current budget is approaching £80 million.
MCC is aiming to complete construction of the new stand between the autumn of 2017 and spring of 2019 in time for the ICC Cricket World Cup and Ashes series in 2019. The rest of the development is scheduled for completion between the autumn of 2019 and spring of 2022.

As is the case with the proposed new Warner Stand, the floodlight will be incorporated into the building, reducing the visual impact of the pylon.

Derek Brewer, MCC Chief Executive & Secretary, said: “The South-Western Project will ensure facilities for players, match officials, supporters and MCC Members are of the highest possible standard by modernising areas of the Ground that have become tired. MCC is committed to maintaining Lord’s as the finest cricket ground in the world, and this project also provides a wonderful new front door to the Home of Cricket.”

MCC is continuing to consult with Members and local residents about the project, with the aim of submitting a planning application to Westminster City Council in summer 2015.

About the Masterplan for Lord’s

The Masterplan for the redevelopment of Lord’s was unveiled in May 2013. It is a phased development aimed at improving and modernising facilities for everyone who uses, visits and works at the Ground whilst preserving its unique charm and character.

It encompasses four main areas: the replacement of the Warner, Tavern, Allen, Compton and Edrich stands, providing updated match officials’ and players’ areas, new banqueting, retail and MCC office space, and making major improvements to the entrances to the Ground.

The Masterplan is not set in stone, it can evolve over time to reflect changing priorities, financial circumstances, and maybe even a changing game. However, it does lay down key priorities and principles for the development of the Ground.
The first phase of the Masterplan, due to begin in autumn 2015, is the construction of a new Warner Stand. A two-thirds majority of MCC Members is required at the Club’s AGM, to be held on Wednesday 6th May, for building to begin at Lord’s this September.

The innovative design, developed by Populous, includes a semi-translucent fabric roof supported by a timber structure, which is the first of its kind in the country and will ensure the addition of another architectural landmark at Lord’s.
The funding of this new 2,656 capacity Warner Stand will come entirely from MCC’s existing cash reserves. The structure will replace the current Warner Stand, which was built in 1958.

MCC has today released a film on the proposed new Warner Stand, designed by Populous, with Club Members being asked to approve the first phase of the Masterplan for Lord’s Cricket Ground.

Marylebone Cricket Club’s (MCC) vision to improve Lord’s for future generations of cricketers, Members and cricket fans took another significant step forward today as the Club announced the selection of five architectural practices to develop a Masterplan for the Lord’s Cricket Ground.

BDP, David Chipperfield Architects, Dixon Jones, Herzog & de Meuron, and Hopkins Architects have been shortlisted to respond to a comprehensive Masterplan brief that will be provided to them. They will be asked to prepare a framework showing where and how the needs of Lord’s can be accommodated to enhance this world class sporting venue and deliver improved facilities for Members, fans and players. They will also be asked to show how they would handle the sensitive location within a historic environment and create a framework for outstanding and internationally recognised architecture. The winner is expected to be selected in early summer.
