Complete Tarrytown NY real estate market statistics for October 2014

Tarrytown single family home sales continued to drop in October with only 3 closings to report. These numbers aren’t too far off the 7 closings this time last year but are the lowest since 2 in March 2014. The median price was $400,000 which is down from $730,000 in October 2013 and also the lowest since February 2013. Inventory levels remain unchanged from 25 units last month. The average days on market of 147 was up substantially from 83 in September and up slightly from 125 in October 2013.

Tarrytown Condo Sales of 6 units were down 33.3 percent from October 2013 but still better then the single family sales. The median price was $375,750, up 56.6% from $240,000 this time last year. Inventory of 20 units is a healthy number and up 5.3% from 19 in September but down 33.3% in October of 2013. The average days on market of 58 was up substantially from 36 in September but down considerably from 122 in October 2013.

We should see the Tarrytown real estate market start to pick up right after the holidays. Typically, the home sellers get a jump on the spring market in February but we’ve seen more homes coming on in mid January. As much as we like to try and predict it’s very hard to guage what the market is going to do.
