Stately home & working farm for sale for $22 million

Kadlunga, a stately home set on a 2,367.73 hectare commercial farm with a profitable vineyard is for sale in South Australia’s Clare Valley.

Built in the 1850s, the iconic property was purchased in 1916  by the Right Honourable Alfred Melrose MP.

His grandson Hamish Gosse is now selling the successful commercial property having built up beef, grazing, wool and wine businesses at the Mintaro farm. The iconic station is being offered in a private sale with a $22 million price tag.

The property includes 4900 merino sheep, 100 Charolais cattle, plus a large vineyard which grows shiraz, merlot and cabernet that is currently leased to Treasury Wine Estates until 2028.

The farm has 36 dams, 15 bores and wells and it comes with two water licences.

Rural Real Estate Specialist at Elders, Ian Jaensch says while the historic house is impressive, he expects potential buyers to be far more attracted to the agricultural business opportunity the property offers.

“It’s had quite a bit of local, interstate and even offshore interest,” he says of the property’s first 10 days on the market.

“It’s a commercial beef property, sheep property and wine business…so hopefully the right person comes along.”

The original homestead was built in the 1850s and was substantially extended in the 1920s.

The house has seven bedrooms, three bathrooms, a kitchen, large living areas, a dinning room plus a tennis court and swimming pool.

While the house retains a similar layout to the one created when the property was extended in the 1920s, the rooms and facilities have been modernised.

Kadlunga station was initially established as a merino stud and Percheron horse stud farm. There are also several outbuildings including a shearing shed, cottage and sheep yards.

Mr Gosse who has lived and worked on site for over fifty years, told The Adelaide Advertiser that the property his grandfather bought from the estate of chief justice Sir Samuel Way is “the most beautiful place on the planet”.

“It’s a substantial place, it’s like a little town really … there are four inhabitable places on it … you have a wonderful lifestyle and property that would give you enough income to live on,” he says.
